This mixed-use affordable housing community for families is located on a large open site with mature vegetation. Our site plan preserves most of the existing vegetation and uses the densely vegetated area as a nature park. The long building is bent into a U-shape to circle a defensible courtyard where children may play safely. The courtyard is packed with outdoor amenities that encourage time outdoors and foster social interaction. A roof deck facing southwest takes in spectacular views. Ground floor engages with the public realm by locating office suites and apartment amenity areas to create a commercial frontage.

We had to dedicate a public ROW through the middle of the site to optimize site utilization. By dedicating a ROW through the middle of the site, all buildings are able to comply with build-to requirements, engage the public realm, and create a vibrant urban character.

Grovewood Community Development, a mission-driven affordable housing partner in south Metro Denver, officially broke ground today on Sapling Grove Apartments, a four-story, 81-unit, mixed-income affordable apartment community located at 10151 East Jewell Ave in Aurora.

The energy-efficient development — designed by Santulan Architecture and built by BC Builders — will establish an enhanced foundation for residents to access health and wellness resources while addressing the critical need for affordable housing options for community members with incomes ranging between 30% and 80% of the Area Median Income (AMI).

“We believe that with the right opportunities and infrastructure, not just individuals, but entire communities can thrive,” said Jo Ellen Davidson, executive director at Grovewood Community Development. “Sapling Grove joins our portfolio of developments across south metro Denver—another branch in our growing network of communities offering residents safe and stable access to quality affordable housing. This groundbreaking is a testament to what is possible when public and private partners join forces to address critical housing, health, and equity issues in our city and state.”

The project is located at the site of Galilee Baptist Church which would be demolished to make way for much needed housing in the area. Overall a high end market rate community, the project still earmarks 15% of the units as attainable in collaboration with Denver’s Department of Housing Stability. A detailed neighborhood engagement process led to a site plan where pedestrian and vehicular circulation was resolved to the satisfaction of neighbors and density was arranged to transition from 5 stories along Parker Road to 3 stories near the single family homes nearby. The larger building is orientated to maximize solar exposure and striking views of front range and the mountains. The project is located right next to the new Highline Canal underpass and required detailed coordination with Denver’s DOTI and CDOT.

Plans for Northeast Park Hill 253-unit affordable housing project move a step forward

The Safety, Housing, Education and Homelessness Committee approved a proposed loan agreement for $8,139,000 between HOST and the Delwest Development Corporation for affordable units starting at 80% AMI.

The Department of Housing and Stability is starting the year off with one of its largest loan proposals for an affordable housing project.

The Safety, Housing, Education and Homelessness Committee approved a proposed loan agreement for $8,139,000 between HOST and the Delwest Development Corporation, through Holly LLLP, to provide gap financing for a 253-unit affordable housing complex in Northeast Park Hill.

The proposal will move to a City Council vote in the upcoming weeks and, if passed, the loan would be “the largest affordable housing gap financing amount to be brought forward for City Council approval since the formation of the Department of Housing Stability in late 2019,” according to HOST spokesperson Derek Woodbury.

Though it is the largest, it’s still in line with smaller projects HOST has worked with in terms of dollars per unit.
