This 50 unit project funded by 9% Low Income Housing Tax Credits is located within the Greyhound Park mixed-use campus in Commerce City. The development has been coordinated in conjunction with a Denver-based nonprofit with an outstanding record of providing permanent supportive housing to cisgender and transgender women who are in disadvantaged positions due to incarceration, homelessness, poverty, illness, and/or involvement in the criminal justice system. Designed using best practices of Trauma Informed Design, the building started operating in 2024.

Located in the Murphy Creek Golf Course community in south Aurora, this fourteen building community is made of 3-sotry walkup buildings and a stand-alone single story clubhouse. We went through an intense neighborhood engagement process to create a design compliant with the Golf Course Community’s design guidelines which drove the traditional aesthetic. Detailed coordination was necessary with multiple agencies of the City of Aurora to meet Aurora’s new UDO code, and Aurora’s Life Safety Codes. The result is a pedestrian friendly community with ample open space and an architecture very deferential to its surrounding context.

Located in the Master planned Painted Prairie community in the DEN Airport area, this twelve building community is made of eleven 3-story walkup buildings and a 4-story marquee building with an integrated clubhouse. We went through an intense coordination process with the Master Developer’s DRB and City of Aurora staff to create a site design compliant with Aurora’s new UDO code, Life Safety Codes, and DRB’s design guidelines, all the while maintaining the cost efficiencies vital to project’s success. The result is a pedestrian friendly community with lots of architectural variety that still meets the budget.

The project is comprised of two separate sites located on either side of Sulphur Gulch. With frontage on Main Street and PACE Center, this project will be a Gateway to Historic Downtown Parker. The North building hugs the Main Street and Pine Drive frontages creating a vibrant and active streetscape. A brick column arcade is utilized to create shaded indoor-outdoor spaces along the street to benefit the retail/restaurant uses on the ground floor. The stately brick architecture befits this prominent location and fits well with Parker’s historic heritage. The South building expertly engages with the site topography to cut in a sub-grade parking garage and create a massive landscaped podium with a pool deck and western views for miles. A strong connection is made between the ample outdoor amenities and the bank of the Sulphur Gulch. Both buildings have their own roof decks to take advantage of the spectacular 180 degree views.

In Northwest Denver’s iconic Berkeley neighborhood, an exceptional mix-used development is in the works at the intersection of 46th & Tennyson. The eye-catching curved brick corners and the choice of materials harken back to the historic architecture found in Denver’s many commercial centers, of which the Tennyson Street corridor is a prime example. Three courtyards overlooking the street are introduced to break the long building into four human scaled masses. The courtyards also maximize views and solar access for the dwelling units and introduce fingers of usable green space into the building. Located near Chatfield Reservoir and Roxborough State Park in the Master Planned community of Sterling Ranch, this 332 unit project will be the first multifamily development in the growing community. The campus is composed of 3 and 4 story residential buildings along with detached garages, carports and a tenant storage building. The architectural design for this project reinvents the historical Colorado Mining vernacular by giving it a Contemporary twist to create a truly unique aesthetic. The design utilizes the warm natural material selections of stone, wood, and metal found in the Colorado Mining vernacular with a more modern take on roof lines and structural elements. The single 4 Story building will be the central hub of the site, housing the clubhouse amenity area, access to the pool and spa, and includes a 4th floor roof deck with uninterrupted views of Waterton Canyon and Highline Canal Headwaters to the west.

CRISMAN II APARTMENTS

LONGMONT, CO

The continuation and second phase of a multi-family community in north Longmont, this 83 unit, four building project, in collaboration with MGL Partners and the Longmont Housing Authority, provides much-needed affordable housing in the growing area. To be shared by all residents across both sites, this project features community gardens, a BBQ pergola, an outdoor children’s play area, and a communal office for staff with a kitchenette and fitness room. The project design incorporated research from Phase I’s design including Architectural Design, O&M input, and Parking Utilization to create a community that improves upon and complements Phase 1. The multi-modal transportation network within Phase 2 will reduce impervious parking area and maximize flexible, usable green space to the benefit of the residents of both phases.

MGL Partners Awarded Low Income Housing Tax Credits for Construction of Senior Apartment Community

Designed by Santulan Architecture, St. Stephen is slated to close in May 2023, with a 12–14-month construction timeline. MGL intends to complete the development by summer 2024 when leasing will begin.

Denver-based MGL Partners (MGL), a multifamily, senior, workforce and affordable housing developer, has been awarded 9 percent competitive Federal Low Income Housing Tax Credits (LIHTCs) for the construction of  50 units of affordable senior housing in Denver’s Central Park from the Colorado Housing Finance Authority (CHFA).

“The St. Stephen Senior Apartment community is a project that encapsulates everything we strive to create at MGL,” said Dani Vachon, development manager at MGL Partners. “We are incredibly proud to receive the award for St. Stephen, because not only are these tax credits highly competitive, but this was also the only Denver development out of 12 state-wide recipients. By investing in and developing more affordable senior housing options in Denver, we are creating the foundation for a stronger, more sustainable future for Colorado.”

A Conversation with: Harsh Parikh

In our Alumni Spotlights, we profile distinguished graduates of the College of Architecture and Planning (CAP). We sat down with Harsh Parikh (M.Arch 1995), whose story begins in India where he was drawn to Colorado through the TV show Dynasty. Harsh has spent the last 25 years building his life and career in Denver, where he is principal of Santulan Architecture. In Sanskrit, santulan means balance, which the firm tries to emulate throughout its workplace culture.

Tell us about your background.
I was born in India. My general aptitude for analytics and graphics drew me towards an education in architecture and my college days were some of the most intellectually rewarding times of my life. Upon graduating with a B.Arch degree, I had a deep desire to continue my education and broaden my horizons, which led me to pursue further education in the United States. In the early 90s, there was no internet in India, so I dusted off old American college books in the library and applied to colleges in the U.S. As luck would have it, I was accepted to the M.Arch program at CAP and I moved to Colorado with almost no knowledge of the place!
