Loft style condominiums in Capitol Hill featuring stacked two-story towhomes located above an underground garage. The podium level interior courtyard is animated by dramatic criss-crossing bridges that fly overhead forming the exterior circulation system for the upper units. Within the units, the space is organized around shotgun stairs that lead to the lofts.

This new 27 unit mixed-income condominium project for Del Norte takes advantage of dramatic downtown views from a steep LoHi lot. We designed the units with two-story spaces oriented towards a landscaped podium courtyard over underground parking. An exterior circulation system encircles and animates the landscaped courtyard.

The larger version of its sister project, ‘Plaza Townhomes at Macon’ for the Aurora Housing Authority. This urban infill project fits 20 dwelling units over structured parking. A ‘street’ is created on the podium level with flanking townhomes. By creating a new ‘street’ one level above the actual street, a safe outdoor area is created where residents may congregate. Recipient of a NAHRO Design award.

Comprehensive renovations to the existing DHA building included the addition of 4 new units accessible to older adults, increasing the total number of units to 88. The existing building had an armature of wooden sliding louvers that we removed and replaced with perforated metal panels. The new cool toned color scheme is bookended by striking fire engine red stairways.
