The project is located at the site of Galilee Baptist Church which would be demolished to make way for much needed housing in the area. Overall a high end market rate community, the project still earmarks 15% of the units as attainable in collaboration with Denver’s Department of Housing Stability. A detailed neighborhood engagement process led to a site plan where pedestrian and vehicular circulation was resolved to the satisfaction of neighbors and density was arranged to transition from 5 stories along Parker Road to 3 stories near the single family homes nearby. The larger building is orientated to maximize solar exposure and striking views of front range and the mountains. The project is located right next to the new Highline Canal underpass and required detailed coordination with Denver’s DOTI and CDOT.
