Denver MEtro Village Senior Housing

MGL Partners (MGL) and Denver Metro Village (DMV) hosted a ribbon-cutting ceremony Tuesday, September 14 to unveil a major renovation project at DMV’s affordable senior housing community in the Sloan’s Lake neighborhood. MGL, Denver-based multifamily, senior, workforce and affordable housing developer with a mission to build lasting value through the creation of high-quality communities, was tapped by Denver Metro Village to bring its vision of “Excellence in Housing” to fruition through updated, affordable apartment homes and amenities in an irreplaceable location.

MGL and DMV partnered with Santulan Architecture on the design and Milender White on the construction of the property, which sits on West Colfax Avenue between Quitman and Raleigh streets. Updates include a new four-story at-grade structure to house 185 parking spaces, 8,123 square feet of commercial space, and 19 newly constructed units. The renovation included significant upgrades to 191 existing units and 5,400 square feet of additional amenity space—all while keeping 191 residents in place during construction.

This latest addition to the iconic Santa Fe Arts District and Historic Baker Neighborhood is a contemporary three-story mixed-use building. The first floor houses office spaces & amenities, while the upper levels consist of 25 dwelling units. The building is crowned by a stunning vegetated roof deck offering panoramic 360-degree views, complete with a sizable photovoltaic array in the rear.

Residences on the west side of the building boast expansive picture windows, while those facing east feature oversized balconies. The ground-floor office space, constructed with a robust timber structural frame reminiscent of historic downtown buildings, is thoughtfully separated from the sidewalk by lushly planted greenery and integrated sunshades.

The final phase in a series of communities we designed in the Mt. Nebo Campus that we Master Planned in 2005. This 355 unit gated community occupies the south end of the campus and holds the east edge of a large open space that offers unimpeded views of the mountains to the west. A series of 3-story walkup buildings with tuck-under garages are strategically placed to engage strongly with the internal street network even as they conceal parking from public view. A single story clubhouse anchors the entrance off 13th  Avenue and takes full advantage of the majestic views to the west. A very large pool courtyard has excellent solar access and is protected from the traffic noise of Peoria Street by a tall articulated brick fence.

Lumien II is the first LIHTC development to provide Permanent Supportive Housing in Southwest Colorado. The 3-story 36 unit building is a sister project to the 50-unit Lumien which was completed in 2015. The Mountain Modern architectural style of Lumien II lends it a unique contemporary flair while coordinating seamlessly with the slightly more traditional look of Lumien. Along with the VOA Senior Housing to the south, together the two Lumien buildings create a strong sense of community by ensconcing a safe courtyard where seniors, adults, & children can play and congregate.

The next phase of the adjoining 400 unit Montane, this 250 unit project was a pilot project for Town of Parker’s new multifamily design guidelines. The campus site plan is organized into two ‘blocks’ formed by building masses that create intimate relationships with open spaces while shielding parking areas from public view. A vibrant color scheme plays off the stark contrasts between warm tones and cool tones while using materials and roof forms inspired by Colorado’s rustic and mountain architecture. The clubhouse sits at the junction of the two blocks and anchors a large linear grand courtyard which features a pool, a spa, and other outdoor amenities. The clubhouse interior space and the grand courtyard are directly oriented toward the expansive western views.
