Phase 1 of the Transit Oriented Development master plan just north of the Parkhill Golf Course, this 156 unit project is within easy walking distance of the A Line rail station at 40th & Colorado. The U shaped building surrounds a 2-level parking structure which is cleverly buried to appear like a surface parking lot. The building uses a subdued neutral color palette that is regularly interrupted by playful fire-engine red vertical elements.

Located just a few minutes from Sloan’s Lake this projects consists of 45 affordable units with a ground level parking garage that qualifies as a basement. By cleverly manipulating the site slope and floor levels, we achieved a remarkable density of 125 DUA on a site where zoning allowed only 3 stories. For a dense compact site, the building has significant outdoor amenity spaces including a courtyard over the podium and a roof deck on the top floor.

We helped rezone, and authored a form based GDP, for the old Mt Nebo Cemetery in 2005. The 19 acre site located near the Fitzsimons bio-medical campus was thus entitled to be developed as a dense mixed use community. This project, a 50 unit affordable housing job funded with 9% LIHTC is the first phase of the Mt. Nebo redevelopment. The 4-story building anchors an internal gridded street network and establishes a strong build-to line that will set the stage for future developments.

This 3-story project has 240 market-rate apartments located in 8 buildings. The project is part of the Village at Avon Master Planned area and provides much needed local housing. The central building, featuring the clubhouse, makes use of the dramatic slope on site by tucking in a 1-1/2 level parking garage and helping to connect the two flatter portions of the site. The buildings are oriented to the outside and conceal the parking in courts hidden from public view. The pool courtyard takes full advantage of the solar orientation and becomes a vibrant face of the community.

Denver Metro Village is an existing 190 unit high-rise senior housing community located on West Colfax. The project involved a comprehensive rehab of the existing tower and a new four-story addition that added 19 new units, a 180 space parking garage, and ground floor retail spaces. We negotiated a complex code resolution for the existing tower upgrade with Denver. Our new design for the addition and the tower skin utilizes an exciting cool toned color scheme that will add much needed variety and interest to the block. The 18th floor wrap around deck offers spectacular 360 degree views and is rendered more usable with the addition of a new glass wind screen.

The large project is broken into two smaller masses by a main street that permeates down the middle of the project even as apartments located in a mass-timber supported bridge fly dramatically over the street. Two large private courtyards provide excellent outdoor amenities and create a strong relationship between the open spaces of the project and the amazing Raccoon Creek Golf Course across the street.
