This affordable housing mixed-use community is designed for large families with multiple 3-BR and 4-BR units. The ‘5 over 2’ construction type allows a two-level parking garage without having to resort to excavation. The garage is concealed from public view by locating commercial uses, townhomes, and amenity spaces facing the street. The site is long and narrow, but the long building mass is broken up into smaller masses by deliberately inserting deep recesses that also allow natural light into the rear half of dwellings.

This active adult community is located in the mixed-use community of Gilbert Town Square. The massing is Broken into two 4-story buildings with a single-story clubhouse in between. This interruption of the building mass allows light and view to come through, and create a resort like feel. The clubhouse offers a full width logia to the pool deck and the two residential buildings provide a sense of enclosure to the main outdoor amenity area. Building architecture is heavily influenced by the Arizona aesthetic and the existing architecture of the town square.

We worked collaboratively with the St. Stephen congregation to use a portion of their land to develop a community of affordable housing for Seniors. The 50 unit LIHTC project creates ground floor dwellings and amenities that directly engage with the two public streets. The building is located next to the DSST Montview K-12 campus and the ground floor engagement will benefit from twice a day interaction between the Senior residents and the school-going children. A roof deck caps off the amenity areas and captures views of the old airport Control Tower, Downtown, Mountains, & Dick’s Sporting Goods Park.

This active adult community is located a short distance away from Frank Lloyd Wright’s Taliesin West and thus draws heavy inspiration from Wright’s aesthetic. We partnered with local architect Doug Sydnor to create a design that draws inspiration from Wright’s approach, use of materials, & detailing, without overtly copying his designs. The result is a modern building evocative of Wright’s work but one that fits in well in the existing neighborhood. Wright designed the logo of Taliesin West – the so called Whirling Arrow – from the clasped hands of the Native American symbol of friendship. The building plan is an abstraction of the ‘Whirling Arrow’ shape. The building shape creates four  breezeways that funnel the desert air into a shaded amenity courtyard and facilitate pedestrian connections in and around the community.

This active adult community located on a sloping site expertly mediates the slope by creating a 2-story clubhouse the enables a dramatic entry sequence culminating in a large pool courtyard. The site is part of a campus with complex existing circulation patterns that had to be resolved to the satisfaction of all neighbors all the while creating gated parking for our community.

This mixed-use affordable housing community for families is located on a large open site with mature vegetation. Our site plan preserves most of the existing vegetation and uses the densely vegetated area as a nature park. The long building is bent into a U-shape to circle a defensible courtyard where children may play safely. The courtyard is packed with outdoor amenities that encourage time outdoors and foster social interaction. A roof deck facing southwest takes in spectacular views. Ground floor engages with the public realm by locating office suites and apartment amenity areas to create a commercial frontage.

We had to dedicate a public ROW through the middle of the site to optimize site utilization.
