We helped rezone, and authored a form based GDP, for the old Mt Nebo Cemetery in 2005. The 19 acre site located near the Fitzsimons bio-medical campus was thus entitled to be developed as a dense mixed use community. This project, a 50 unit affordable housing job funded with 9% LIHTC is the first phase of the Mt. Nebo redevelopment. The 4-story building anchors an internal gridded street network and establishes a strong build-to line that will set the stage for future developments.

A redevelopment located at the site of an abandoned school building, this 114 unit project for Delwest address the need for high-quality affordable rental housing in Adams County. Buildings face each other to create landscaped linear mews and the linearity of the buildings is interrupted by striking roof cantilevers with wood finished soffits. This project was a Housing Colorado 2018 Eagle Award nominee.

This 3-story project has 240 market-rate apartments located in 8 buildings. The project is part of the Village at Avon Master Planned area and provides much needed local housing. The central building, featuring the clubhouse, makes use of the dramatic slope on site by tucking in a 1-1/2 level parking garage and helping to connect the two flatter portions of the site. The buildings are oriented to the outside and conceal the parking in courts hidden from public view. The pool courtyard takes full advantage of the solar orientation and becomes a vibrant face of the community.

Denver Metro Village is an existing 190 unit high-rise senior housing community located on West Colfax. The project involved a comprehensive rehab of the existing tower and a new four-story addition that added 19 new units, a 180 space parking garage, and ground floor retail spaces. We negotiated a complex code resolution for the existing tower upgrade with Denver. Our new design for the addition and the tower skin utilizes an exciting cool toned color scheme that will add much needed variety and interest to the block. The 18th floor wrap around deck offers spectacular 360 degree views and is rendered more usable with the addition of a new glass wind screen.

After the completion of Elevate, new retail, hotels, offices and residences are being built swiftly around the project bearing out its critical catalytic role. In addition to complying with Enterprise Green Communities Criteria, the project also complies with NGBS (Silver Level). But most impressively, the project was designed to be 28.2% more Energy Efficient than the code baseline. The project was nominated for the Colorado Housing 2020 Eagle Award.

Part of the Via Vara neighborhood in Broomfield, this 4-story project brings much needed affordable housing to the area. Because Broomfield is eagerly seeking commercial development, our project faced significant hurdles and opposition during the entitlements process. Ultimately, the admirable mission of our project, our contextual design, and our forward thinking use of sustainable and healthy living design strategies won the day and the project was approved by the City Council in a narrow late night vote. We now await LIHTC funding approval so we can bring this necessary and important project to fruition and help meet Broomfield’s critical need for affordable housing.
